In April 2024, the real estate market in Waterloo Region showed signs of stability and opportunity. According to the latest report from the Waterloo Region Association of REALTORS® (WRAR), a total of 692 homes were sold via the Multiple Listing Service® (MLS®) System. This represents a 3.3% increase compared to the same period last year, indicating a modest uptick in activity.

The market seemed to strike a balance, with moderate price fluctuations and a slight increase in home sales. Notably, there was an eight-year high in the number of homes available for sale, offering potential buyers a broader selection of options.

Breaking down the residential sales, detached homes saw a marginal increase of 0.5%, totaling 406 transactions. Detached homes commanded an average price of $938,478, while townhouses and condominiums experienced slight declines. Semis saw a decrease of 3.0% in average sale price compared to April 2023.

The market also saw a significant increase in new listings, with 1,443 properties added to the MLS® System. This influx contributed to the rise in the total number of homes available for sale, reaching 1,390 by the end of April.

Despite the increase in inventory, the months of inventory stood at 2.5, indicating a 108.3% surge from last year. This metric highlights the evolving dynamics of supply and demand in the region.
